Every property is fully inspected, cleaned, and assessed before each new tenancy. Any item that is not functioning correctly is repaired before keys are handed over.

There is no automated system between you and us. Enquiries, questions during a stay, and any concerns go directly to a named member of the team.

Our rental terms are written in plain language. Pricing covers what is stated, without hidden fees for normal use of the property and its included services.

All properties are equipped with high-speed fibre broadband tested to support video calls, large file uploads, and streaming simultaneously. Property access uses modern electronic locks with individual guest codes.

We take connectivity seriously — particularly for guests who are working remotely. At the same time, we have been deliberate about not cluttering the properties with gadgetry for its own sake.

A Response Within Hours, Not Days

During office hours, we aim to respond to any message within two hours. For guests currently in a property, we maintain a separate contact channel for matters that cannot wait.

Our guest relations team member, Wei Xin, has been with Hijau Residences since 2020. She is fluent in English, Mandarin, and Bahasa Malaysia — and genuinely enjoys helping guests find what Penang is good at.

Monthly rates include utilities, Wi-Fi, and housekeeping as standard. The Hillside Bungalow and Cliff Estate rates also include resident staff. There are no booking platform fees — you deal with us directly.

We price our properties to reflect genuine value. Because we operate without intermediary platforms, the rate quoted is the rate you pay — with no service charges, booking fees, or administrative costs added on top.
